Ever wondered if/how you can add more value to your home for buyers to see, without spending a lot of money?

Hopefully you’ve seen my many videos on What’s The Point of Staging, & “Top 10 Staging Fixes You Can Do Yourself. 

In this post I’m going to cover some great ideas I haven’t shared yet.

The good news is you don’t always have to spend money on major and/or expensive renovation projects.

Often just a little bit of effort or money (where needed) and focusing on priority tasks, will increase the value of your home for buyers.

Remember when you went looking for your home? 

The fact is, we do judge a book by its cover. Or shall I say a home by its first impression.

And our first impression does affect how we will perceive the rest of the home while we (buyers) look around your home.

Here are 5 important categories to consider, along with simple steps you can take, to add value for buyers of your home to see. 

#1 Exterior:

  • In the summer Keep lawns cut
  • Trim hedges and shrubs
  • Weed and edge gardens
  • Clear your driveway of extra cars, boats, RV’s and things like that 
  • Power wash the driveway and clean up oil spills
  • Plant colourful, inexpensive flowers in pots if necessary

#2 Front Door(s):

  • Clean porch outside and the front entrance inside
  • Make sure your door bell works
  • Repair any broken screens on the windows

The front doors are figuratively (& literally) the gates to the paradise you are trying to convey to buyers. 

  • So fresh paint or varnish on the front door is as important as a good book cover is to a best-selling book.
  • And repair door locks and key access;  
    You might think that nobody will avoid making an offer (worth  several hundred thousand dollars or millions of dollars) just because the key sticks when you turn it.
    But while that might be true, if the key sticks it’s a sign of neglect.
    Buyers might start wondering two things; a) what else have you neglected in the home, and b) how many things do they have to repair or replace after they buy it?

#3 Open Up As Much Space As Possible:

  • Clear the halls and the stairs of clutter
  • Store surplus furniture
  • Clear kitchen counter and stove top

#4. Maintenance:
Here are a few easy maintenance ideas that can make a huge difference:

  • Repair leaking taps that might drip
  • Tighten door knobs and latches
  • Repair cracked plaster
  • Clean and repair windows
  • Repair seals around tubs and basins
  • WD40 those sqeaky door hinges
  • Repair squeaky floor boards

#5 Make it Sparkle:

Ok, it might be obvious that you want to make sure your home is clean & tidy.
But here are some things you might not have thought of. 

  • Clean around heating vents
  • Steam Clean carpets
  • Here’s one people often forget – check the dust and grime that builds up on horizontal window blinds and make sure they are cleaned
