What if told you there’s a mistake almost 100% of people make?

And what if I told you that mistake can cost you lots of money?

Today I’m going to tell you what that HUGE mistake is so that you can avoid possible financial nightmares, headaches, & stress.

I’ve shared a lot of different video posts about some popular mistakes people make when buying or selling a home, or even hiring a Realtor.

Not to be negative but in hopes that you avoid those common and costly mistakes.

Today, I will share the absolute biggest mistake most people make when Selling orBuying a home, and/or hiring a Realtor.

This is an all-in-one mistake if you will, because it covers Buying, Selling, and Hiring.

The number one absolute biggest mistake people make is NOT READING DOCUMENTS.

I know everyone can’t be a Lawyer. And not everyone is trained in legal terms or real estate lingo.

I’m sure you’ll find what I’m about to say very surprising.

This week I’ve received offers from other agents on my listings.

I received offers to buy my listings that are for sale, and offers to rent/lease my listings available for lease.

And in every offer I received there were fields left blank and/or other fields on the contracts completed incorrectly.

Those other agents are getting paid (sometimes a lot) to prepare those documents.

I’m not here to say anything bad about other agents nor focus on the negative.

I’m here to make sure that you’re protected.

I’ve known for years that most people are very much alike when it comes to signing contracts and agreements.

Whether your Realtor asks you to sign something or your Lawyer asks you to sign something, MOST PEOPLE DON’T ACTUALLY READ WHAT they’re signing.

The reality is if you’re working with a Realtor or Lawyer you trust, then you likely trust they’ve completed the paperwork properly and trust what they’re asking you to sign.

As a side note I once even received a document from a Lawyer regarding one of my Commercial listings and the Lawyer made some HUGE mistakes on the document he sent me.

I guess it just seems these days some people don’t double-check things, or it’s human nature to make errors.

Problem is that it’s your ASSets on the line.

These days most documents are signed electronically.

This month I’ve sent several offers to several different clients for their electronic signature.

Although, I should note what I’m about to say next happened even when I used to meet in person and put printed documents in front of them for signature.

What always happens is clients sign where I’ve indicated.

But then AFTER I’ve left the meeting or AFTER they’ve emailed it back to me with signatures, they call me with questions.

Did you include this? Did you include that? Did they ask for this? Did you change that?

I always double and triple check documents for myself and my clients.

I remember in shop class in junior high school my teacher told me to always measure twice so you only cut once.

In other words it’s less expensive and dangerous to double check than try to fix a major problem.

My point is all of these inquiries come AFTER they signed the documents.

So my advice is whether you’re signing an Agreement to hire a Realtor, list your home for sale, or make an offer to buy a property, usually there are only 4-6 pages.

You should take the time to read it before signing it.

There will be some industry lingo you might not understand.

That’s when you call your Agent (or Lawyer or Insurance Broker or Financial Planner) and ask your questions about what certain things actually mean BEFORE you sign it.

And always make sure your agent or other professional explain everything so that you understand.

Never accept the response “oh trust me”, or “that’s just normal fine print nobody ever reads or cares about”.

Not when it’s your hundreds of thousands of dollars or millions on the line.

I don’t expect you to take a course in Contract Law but if you’re thinking of buying or selling property, and want some pointers before you meet with an Agent, or know more about the paperwork, contracts, signatures you might be asked to sign, or the possible repercussions … just send me an email o give me a call.

I’m always happy to chat with you.
