This week, the federal government announced a significant change to mortgage rules, and they claim it’ll make housing more affordable for first-time buyers. But here’s the real question:
Will it actually help you buy a home, or will it just trap you in more debt?
Starting December 15th, the price cap for CMHC Insured Mortgages is increasing from $1 million to $1.5 million.  The idea is that buyers will be able to afford higher purchase prices with a smaller down payment.

How the New Mortgage Rules Work:

Let’s break it down:
  • Under the current rules, to buy a home priced at $1,499,999, you’d need at least 20% down, which comes to $300,000.
  • As of December 15th, you can buy that same property with as little as:
    • 5% down on the first $500k (that’s $25,000), and
    • 10% on the remainder (which would be $100,000).
In total, your down payment would be $225,000—that’s $75,000 less than before! But here’s the catch: you’d now carry a mortgage of $1.275 million.

Can First-Time Buyers Really Afford This?

Sounds great, right? But can first-time homebuyers really afford a $1.3 million mortgage?
If you’re a first-time buyer, chances are you’ve already struggled to save enough for a down payment. And if saving up has been hard, qualifying for such a massive mortgage might be a bigger challenge.

Government’s Solution: Longer Amortization

To sweeten the deal, the government is also extending mortgage amortization for first-time buyers from 25 years to 30 years. While this lowers your monthly payments, is it really enough to comfortably carry a $1.3 million mortgage, plus property taxes, and insurance, and still be able to live comfortably?

The Real Cost of the New Mortgage Rules

Lower interest rates could certainly help, and there are other strategies to truly make homeownership more affordable. However, this recent announcement seems to celebrate pushing first-time buyers into taking on more debt and carrying it over a longer period of time. That’s IF you can qualify for these larger mortgages in the first place.
